FAQ

Frequently Asked Questions

Do I need commercial property insurance if I rent my space?

Yes, in most cases. The landlord’s policy covers the building, not your equipment, inventory, furniture, or the improvements you made to the space. Many leases also require tenants to carry their own property and liability coverage.

What is the difference between replacement cost and actual cash value?

Replacement cost pays what it costs to replace damaged property with new property of similar kind and quality. Actual cash value subtracts depreciation, so an older item pays out much less. Replacement cost costs more but leaves you far less out of pocket after a loss.

Does commercial property insurance cover flood or hail damage in Texas?

Hail and wind are usually covered, although many Texas policies use a separate, higher wind and hail deductible. Flood is excluded from standard commercial property policies and needs a separate flood policy, which usually has a waiting period before it starts, so do not wait until a storm is coming.

What is business income coverage?

Business income, also called business interruption, replaces lost income and helps pay ongoing expenses like rent and payroll when a covered loss, such as a fire, forces you to close or slow down. Extra expense coverage can pay for costs like a temporary location so you can reopen sooner.

Are my tools and equipment covered when they are off-site?

Standard commercial property policies give little or no coverage away from your listed location. Contractors and other businesses that move equipment between job sites usually need an inland marine or contractor’s equipment policy to cover tools in vehicles, on job sites, and in transit.
